Alghero is a historical and cultural anomaly without equal in the Mediterranean. Founded by Catalans in the 14th century, it has maintained its linguistic and cultural identity for seven hundred years, so much so that today part of the population still speaks Algherese, a Catalan dialect recognized as a minority language by the European Union.
This cultural uniqueness is not just a folkloric fact: it is a real estate value driver. Alghero's historic center, with its medieval towers, cobblestone alleys, and Gothic Catalan churches, is one of Italy's most beautiful historic villages. Alghero's real estate market recorded price growth of 11.3% in 2024, second only to Porto Cervo among Sardinian coastal destinations. Demand is driven by three distinct segments: Italian buyers seeking a second home in an authentic destination, foreigners (especially British, Germans, and Scandinavians) attracted by history and climate, and investors targeting the short-term rental market, strongly growing thanks to Fertilia airport and low-cost flights.
The Tourist Port as Catalyst
Alghero's tourist port, with its 700 berths, is one of Sardinia's most important and attracts thousands of boaters from across the Mediterranean each year. The presence of a quality port is a documented real estate value multiplier: properties within 500 meters of the port record prices on average 25-30% higher than comparable properties in non-port areas.
The port expansion plan, approved in 2023, provides for the addition of another 200 berths by 2026. A public investment that will have direct positive effects on the surrounding real estate market.
Why Invest Today
My assessment is that Alghero currently represents one of the best real estate investment opportunities in Sardinia, with a risk-return profile superior to more prestigious destinations. Prices are still significantly lower than Porto Cervo and Olbia, but the growth trajectory is solid and supported by strong fundamentals.
